Mahindra Takes Over 800 Acres for Mega Nagpur Factory; ICE SUVs, EVs and Tractors to Share India’s Biggest M&M Manufacturing Hub

Mahindra & Mahindra is moving into the execution phase of one of the biggest manufacturing projects in its history, with the automaker progressing towards possession of approximately 800 acres of land at Additional Butibori in Nagpur, Maharashtra.


The land represents the first major portion of Mahindra’s proposed 1,500-acre greenfield automobile and tractor manufacturing complex, which will eventually become the company’s largest integrated manufacturing facility in India.


Backed by a committed investment of ₹15,000 crore, the Nagpur project is expected to play a critical role in Mahindra’s next phase of growth across SUVs, electric vehicles, future mobility platforms and farm equipment.


Once fully operational, Mahindra says the facility will be capable of manufacturing more than 5 lakh vehicles and 1 lakh tractors annually, translating into total installed capacity exceeding 6 lakh units per year.

Production is currently scheduled to commence in 2028.

Not Just an EV Factory

One of the most significant aspects of Mahindra’s Nagpur strategy is that the company is not building a powertrain-specific factory.

Instead, the plant is being designed as a flexible manufacturing ecosystem capable of producing vehicles powered by internal-combustion engines as well as battery-electric and other future technologies.


This flexibility could become increasingly important as India’s passenger vehicle market moves through a lengthy transition between conventional engines and electric mobility.

Rather than betting the enormous manufacturing investment exclusively on EV adoption, Mahindra will potentially be able to alter the production mix depending on market demand.


That could allow the company to increase ICE SUV output if traditional powertrains continue to grow while simultaneously scaling EV manufacturing as electric vehicle penetration rises.


NU_IQ Vehicles Likely to Be Central to Nagpur Strategy

Mahindra has officially confirmed that the plant will support its next-generation platforms, including the new NU_IQ architecture.


NU_IQ is expected to form the foundation for several upcoming Mahindra SUVs and has been engineered with a multi-energy approach.


Mahindra showcased the direction of this new product family through concepts including the Vision S, Vision T, Vision X and Vision SXT, pointing towards a significant expansion of its SUV portfolio over the coming years.


With Nagpur scheduled to begin production from 2028, the timing closely aligns with Mahindra’s broader next-generation SUV rollout.


The plant could therefore emerge as one of the principal manufacturing bases for Mahindra vehicles developed on the NU_IQ architecture.

However, Mahindra has not yet announced the exact model-wise production allocation for the Nagpur factory.


Why Mahindra Needs Another Massive Factory

Mahindra’s Indian SUV business has expanded significantly over the past few years.

Models such as the Scorpio N, Scorpio Classic, Thar, Thar Roxx and XUV700 have strengthened the company’s position in the utility vehicle market, while the BE 6 and XEV range are creating an entirely new electric SUV portfolio.

The scale of Mahindra's manufacturing growth can also be seen at Chakan.


In July 2026, Mahindra’s Chakan facility produced its three-millionth vehicle, with the latest one million units manufactured in only 27 months.

The 657-acre Chakan manufacturing hub currently produces 19 models and more than 450 variants, including ICE and electric vehicles.


Nagpur therefore isn't simply additional manufacturing space—it gives Mahindra a fresh greenfield base designed around its future product portfolio rather than requiring continuous expansion of older production facilities.


More Than Twice the Size of Chakan

The sheer scale of the Nagpur project is noteworthy.

Mahindra’s highly integrated Chakan manufacturing facility occupies around 657 acres, while the planned Nagpur complex will span approximately 1,500 acres.

That means the land footprint alone will be more than twice that of Chakan once the entire site is developed.


The considerable land bank also provides Mahindra with room for future capacity expansion, new technologies and manufacturing lines beyond the first phase of the programme.


Tractor Manufacturing Is Equally Important

The Nagpur project will also include a substantial tractor manufacturing operation with capacity for approximately 1 lakh tractors annually.


Mahindra recently crossed cumulative production of 70 lakh tractors, reinforcing its position as one of the world's largest tractor manufacturers by volume.

Integrating automotive and farm equipment manufacturing within a common industrial ecosystem could enable Mahindra to benefit from shared supplier infrastructure, logistics networks, digital manufacturing capabilities and workforce development.


The tractor unit is expected to cater to both domestic demand and international markets.


150-Acre Supplier Park Planned at Sambhajinagar

Mahindra's manufacturing strategy extends beyond Nagpur.

A separate 150-acre supplier park at Sambhajinagar will support the project.


Interestingly, this supplier ecosystem will not serve Nagpur alone.

Mahindra has said components from the Sambhajinagar supplier park will also feed its established manufacturing operations at Chakan and Nashik.


This effectively creates a broader Maharashtra manufacturing corridor connecting multiple Mahindra production hubs.

Greater supplier proximity could help the company improve localisation, reduce logistics costs and strengthen supply-chain resilience.


Nagpur Offers Strategic Logistics Advantage

Mahindra has highlighted Vidarbha's connectivity as one of the reasons behind selecting Nagpur.


The region benefits from road connectivity through the Samruddhi Expressway, along with established rail links and access to several domestic markets.

Nagpur's geographical location near the centre of India could additionally help


Mahindra optimise vehicle distribution to different regions of the country.

As production volumes potentially move beyond six lakh vehicles and tractors annually, logistics efficiency becomes increasingly significant.


Mahindra Preparing Workforce Ahead of 2028 Start

The company is simultaneously beginning preparations for the people who will operate the future factory.


Mahindra plans to utilise experienced employees from its existing manufacturing operations and provide opportunities for selected associates to move into roles at Nagpur over the coming two to three years.


Candidates are expected to undergo a selection process assessing their technical capabilities, performance and suitability for the new operations.

Mahindra is also planning a dedicated skilling centre in Nagpur.


Training is expected to cover areas such as:

  • Mechanical operations

  • Welding

  • Painting

  • Modern automotive manufacturing processes

  • Multi-powertrain manufacturing technologies

The approach suggests Mahindra wants a trained manufacturing workforce available well before large-scale production commences.


The Bigger Picture: Mahindra Is Building Capacity Before the Next SUV Wave

The Nagpur investment should be viewed alongside Mahindra's rapidly changing product strategy.


The company is simultaneously expanding its traditional SUV portfolio, developing a dedicated electric SUV family and preparing a new generation of vehicles on the NU_IQ architecture.


Building manufacturing capacity ahead of these launches could prevent production bottlenecks if the next generation of Mahindra products delivers volumes comparable with—or higher than—the company's current blockbuster SUVs.

Importantly, the flexible manufacturing architecture also reduces the risk associated with predicting how quickly Indian buyers will migrate from ICE vehicles to EVs.

Mahindra does not have to make that prediction today.


Instead, the Nagpur facility can potentially manufacture whichever technology the market demands.

Mahindra's decision to build a 1,500-acre plant capable of manufacturing ICE vehicles, EVs and tractors under one broad manufacturing ecosystem is arguably more significant than simply adding another factory.

It indicates that Mahindra is planning for a much larger business than the one it operates today.


At more than 5 lakh automobiles annually, the Nagpur plant alone could eventually add manufacturing capacity comparable to the annual volumes of several established passenger vehicle manufacturers in India.

The timing is equally important.


Mahindra already has substantial capacity at Chakan, including a sophisticated EV manufacturing operation. Nagpur therefore appears designed primarily around the next decade of growth rather than solving an immediate capacity shortage.

The multi-powertrain strategy is particularly pragmatic.


India's transition to electric vehicles is unlikely to happen uniformly across segments. Large SUVs, lifestyle vehicles, fleet products and family cars could move towards electrification at very different speeds.


A plant capable of switching its production balance between ICE and EV platforms gives Mahindra considerable strategic flexibility.

The first 800-acre land possession is therefore an important milestone: the ₹15,000-crore Nagpur mega-project is moving from presentation slides and investment announcements towards actual execution.


If Mahindra's upcoming NU_IQ portfolio repeats the success of the Scorpio, Thar and XUV families, the company may ultimately need every bit of the capacity it is now preparing.
